Honestly, when I first walked into the Pestana Park Avenue, I wasn’t expecting much – I mean, it’s wedged between a deli and some nondescript office building on 39th Street, and the entrance is pretty understated. But you know what? That’s actually part of its charm. This isn’t one of those flashy Midtown hotels where you feel like you need to dress up just to walk through the lobby.
The location is honestly perfect if you want to feel like you’re in the real New York without being completely overwhelmed by tourist chaos. You’re right in Murray Hill, which – let’s be honest – most visitors have never heard of, but locals know it’s this sweet spot between the corporate madness of Midtown East and the pretentious scenes further uptown. Bryant Park is literally a five-minute walk (perfect for morning coffee), and you can actually get to both Grand Central and Penn Station without wanting to cry about it. I stayed here during Fashion Week once, and while everything south of 42nd was absolutely insane, this little pocket felt refreshingly normal. There’s a fantastic Korean BBQ place just around the corner on 38th that the front desk guy recommended – turns out half the hotel staff eats there regularly.
What really won me over was how the place feels once you’re inside. The rooms aren’t huge – this is Manhattan, after all – but they’re thoughtfully designed with these great little touches that make you think someone actually considered how real people use hotel rooms. The lighting actually works for reading (revolutionary concept, I know), and the bathroom has one of those rainfall showers that doesn’t make you feel like you’re being attacked by angry water droplets. The walls are surprisingly thick for a building this old, so you’re not listening to your neighbor’s phone calls all night. I’ve stayed here probably four times now, and the staff genuinely remembers you – not in that forced, corporate training way, but like they actually care whether you find the place okay when you stumble back from dinner. Check-in is usually pretty smooth, though I’d avoid arriving right around 3 PM when everyone else is trying to get their rooms. The neighborhood gets quiet after business hours, which is either perfect if you want to sleep or slightly boring if you’re looking for late-night action – depends what you’re after, really. For the price point and that 8.8 rating it’s got, you’re getting solid value in a city where hotel rooms can feel like expensive closets with bad lighting.

The location is simply amazing. Can be a bit congested at times, so plan on some extra time to get there from the airports, but once there you're in the middle of NYC. The room, though small, was very clean, bright, and comfortable, and for the most part, quiet, too. We didn't hear noises from the city at all.

We loved this hotel! Great midtown location, very helpful staff, and the room was quiet, comfortable and nicely appointed. Quite a compact space, but cleverly designed so it didn’t feel cramped at all. We would definitely come back!!

Room 2803 – double bed with balcony.
The room is not huge but do-able. You do have to squeeze around the bed along the wall to get to the other side/fridge + safe. With the big windows however, this room does not feel small at all.
Excellent view.
Good curtains to keep the light out if needed.
Comfy bed – if the bed is not 'sleepable' then the whole stay is ruined.
Excellent shower pressure.
Bathroom is small and the sink is outside in the sleeping area which is fine if you are a couple and know each other well. Perhaps less so if you like to brush your teeth in private.
Good lighting.
No closet – just a couple of hooks on the wall… but there are drawers under the bed.
Seating includes an ottoman and a cute small couch on the other side of the bed we didn't use as again, you have to squeeze around the bed to get there so it just seemed easier to sit on the bed.
No wait elevators.
There are only 2 rooms on the 28th floor so it's quiet from neighbours although usual NYC street sounds at night if window is open. Less noise on weeknights vs weekends (constant sirens).
Fine selection of restaurants on 3rd and 2nd Streets.
I didn't expect complementary coffee and croissants and bagels in the morning in the breakfast lounge – this was really appreciated and perfect considering the cost of eating out in NYC. Coffee can be had all day…
The breakfast lounge is open all day/night with seating which is very handy if you want to get away from the room to work while partner is sleeping.
Hotel is perfectly situated just off Park Avenue about 4 minute walk from Grand Central Station.

Small (THAT IS STANDARD IN NYC!), but cozy and very efficient new rooms with good lighting and a great view (Roomtype: Balcony). The view is not obstructed by buildings on the other side of the street and gives a spacious feeling in an otherwise crowded city. Spectacular view of the Empire State Building. Since we travel a lot, we prefer intelligent designed rooms over spacious rooms. Everything had its place and was right where it should be in this tiny room. In regards of our needs: Best hotel in NYC so far!

The style, safety, staff, breakfast, location and comfort. Everything was perfect. As a lone female traveller i felt very safe in this hotel. The staff are vigilant at the entrance to see who was coming and going so this gave me an extra feeling of safety.
The location in midtown is excellent too, on a relatively quiet street but right in the middle of everything.
The style of this little boutique hotel was gorgeous too with fresh flowers in the reception and everything always looked so clean. The breakfast was fantastic too which was a choice of bagels and croissants and with a Starbucks coffee machine, all included in the room price.
The room itself was perfect, although there was no wardrobe it didn't matter as everything within the room was organised in a thoughtful and neat way, you can place your clothes on a space under the bed and for me this is more than enough. I don't really have any faults for this hotel only the high price i paid but i booked this hotel only one week in advance of my arriving.
I will definitely return here the next time i come to New York
